
McAlester city councilors unanimously approved the final plat for the Meadows at Wallace Ranch subdivision, advancing plans for a new 200-lot residential development on the city’s west side during a council meeting this week.
The approval clears another major step for the project, formerly known as Wallace Meadows, which city officials described as one of the larger residential developments recently considered in McAlester.
According to city officials, the subdivision includes 200 buildable single-family residential lots zoned R-1B Single Family Residential and complies with the city’s subdivision regulations.
Community Development staff told councilors the final plat contains only minor formatting changes from the preliminary plat previously approved by the city.
Officials also said the developer secured a performance bond totaling approximately $1.7 million, exceeding the roughly $1.5 million required by the city. The bond serves as a financial guarantee that roads and other infrastructure improvements tied to the project will be completed according to city standards.
Under city regulations, the council is allowed to approve a final plat before infrastructure construction is completed if a sufficient performance bond is in place.
Council members discussed infrastructure requirements and the protections offered through the bonding process before voting to approve the plat.
City officials said the project reflects continued demand for housing growth and future residential development opportunities in McAlester.
